THE LOCAL PICTURE

Atlanta Books Rooms Every Night of the Year. Your Renovation Cannot Wait for a Slow Season.

Between the convention calendar downtown, the corporate traffic in Buckhead and Midtown, and whatever is happening at the stadium this weekend, Atlanta hotels do not get a quiet month. Renovation projects here run while the property runs, which means every cart in a guest corridor and every pallet in a service elevator is a decision someone has to get right.

That someone is us. Flood Brothers is headquartered in Atlanta, and hotel FF&E is one of the deepest parts of our business. We receive furniture from your vendors at our own warehouse, inspect and photograph every piece, hold it until your floors are ready, and install room by room on a schedule your GM signs off on. Housekeeping gets a punch-ready floor. Your front desk never has to apologize for us.

From select-service properties near the airport to full-service towers on Peachtree, the process scales without changing hands.

OCCUPIED-PROPERTY LOGISTICS

Service Elevators, Guest Corridors, and a Loading Dock Everyone Wants

Hotel moves live and die in the back of house. There is one service elevator, one dock, and a delivery schedule already packed with linen, food, and beverage. We plan around all of it. Elevator reservations and protection go in before the first cart rolls. Corridors get floor and corner protection rated for weeks of traffic, not one trip. Deliveries sequence through our warehouse so the dock only sees what that day’s floors need.

Atlanta adds its own wrinkles: downtown properties share truck access with convention traffic around the Georgia World Congress Center, Midtown towers meter their docks by the half hour, and airport-corridor hotels take deliveries around flight-crew rushes. We have worked all of them, and the schedule we hand you reflects the building you actually operate, not a template.

WHAT'S INCLUDED

Your FF&E Program, One Accountable Team

From the first vendor truck to the final punch walk, everything runs through one plan and one project manager.

  • Receiving & Inspection

Every vendor delivery counted, inspected, photographed, and logged before it gets anywhere near your property.

  • Warehousing & Consolidation

FF&E held in our secure Atlanta warehouse and consolidated into floor-by-floor loads that match your install sequence.

  • Room Staging & Install

Casegoods, bedding, seating, lighting, and artwork assembled and placed to the model room, checked against the spec book.

  • Property Protection

Elevators, corridors, and door frames protected for the duration, with daily walk-downs to keep the property presentable.

  • FF&E Liquidation

Outgoing furniture removed, liquidated, donated, or disposed of with documentation your ownership group can file.

  • Punch & Closeout

Exceptions documented, packaging removed, adjustments completed, and every room turned over inspection-ready.

ONE CREW, START TO FINISH

The Team That Receives Your FF&E Installs Your FF&E

Most hotel FF&E problems happen at handoffs: the receiving company blames the installer, the installer blames the freight, and your opening date pays for it. We removed the handoffs. Our full-time crews receive, warehouse, deliver, and install, so a damaged headboard gets flagged in the warehouse, not discovered in room 412 the week of opening. One phone number, one accountable team, one schedule that holds.

FROM PO TO PUNCH LIST

The Four-Phase Hotel FF&E Plan

  1. Receive & Verify

Vendor deliveries land at our warehouse, where every piece is counted, inspected, and reconciled against your PO.

  2. Hold & Sequence

FF&E is stored and built into floor loads keyed to your renovation schedule, so nothing arrives before its floor is ready.

  3. Install to Model

Crews install room by room to the approved model room, with property protection maintained the whole way.

  4. Punch & Turn Over

Every room is walked, punched, photographed, and turned over ready for housekeeping and inspection.
