What the Brand and the Building Will Dictate Before You Schedule Anything

Hotel installs are governed by rules that have nothing to do with moving and everything to do with guests.

Brand standards specify what goes in the room down to the finish, and a substitution that has not been approved can fail inspection after it is installed, which is the most expensive time to discover it. Work hours are usually constrained by noise ordinances and by the property’s own guest-comfort policy, so demolition and drilling often live in a narrow midday band rather than overnight. Guest corridors and passenger elevators are frequently off limits to crews and materials entirely, which means everything moves through one service elevator on a schedule shared with housekeeping, engineering and food and beverage.

Union properties add labor jurisdiction to that list. Older properties add elevator capacity limits that quietly cap how many rooms a day you can actually turn. We would rather map all of it before a date is promised, because the constraint that kills hotel schedules is almost never the installation itself.

Receiving Is the Hidden Variable

Freight Arrives on the Vendor's Schedule, Not on Yours

A hotel renovation involves dozens of vendors shipping to one address with very little coordination between them. Casegoods, seating, lighting, soft goods, artwork and bathroom fixtures all arrive when their factories finish them, which is rarely when your floors are ready.

If that freight lands at the property, it becomes your problem: ballrooms turned into warehouses, damaged cartons discovered at installation rather than at delivery, and no clean way to prove which vendor shipped the damage. Receiving it into a warehouse instead changes the whole shape of the project. Every carton is inspected and logged against the purchase order on arrival, damage claims are filed while they are still provable, and product is released to the property floor by floor as the schedule actually calls for it.

    We remove debris, walk the punch list with your PM and brand rep, fix items on the spot, and turn finished rooms back over for sale.
