What It Is

Clearing the Space, Meeting the Lease, Closing the Chapter

Office decommissioning is the end-to-end process of clearing an office at lease-end, removing all furniture, IT equipment, and fixtures, responsibly liquidating, donating, or recycling those assets, securely destroying data, and restoring the space to the broom-clean condition your landlord requires before the keys go back.

It is the move you make when you are leaving a building rather than filling one. A standard move-out drops everything at a dock and leaves you to sort it out; office decommissioning is the opposite. We inventory what stays and what goes, pull the cubicles, casegoods, server racks, signage, and low-voltage cabling, find a responsible exit for every asset, and hand back a space that passes a landlord walk-through. It is the part of full decommissioning and liquidation built specifically for corporate office leases, driven by the lease language, the restoration clause, and the move-out date.

For most companies it runs alongside the move into the new space. We frequently pair an office decommissioning with an office relocation so the same team that sets up the new floor is clearing the old one, and any assets you are keeping can move straight into interim storage and warehousing instead of cluttering the new build-out.

How It Works

From Full Floor to Empty Shell

  1. Inventory & Plan

We walk the space, read the lease and restoration clause, and build an inventory of what stays, what gets liquidated, and what gets recycled, then map it against your move-out date.

  2. Remove Furniture & IT

Crews disassemble and remove workstations, casegoods, and fixtures, and decommission IT, servers, racks, and cabling, with data handled under a documented chain of custody.

  3. Liquidate, Donate, Recycle

Assets with resale value are liquidated, usable furniture is routed to donation, and e-waste and scrap are recycled responsibly, diverting as much as possible from the landfill.

  4. Broom-Clean & Document

We restore the space to broom-clean condition, complete any required restoration, and document the handover so it stands up to the landlord walk-through and protects your deposit.

The Deadline Is the Job

Clearing a Floor Before the Lease Runs Out

In a decommissioning, the calendar is not negotiable. The day the lease ends, the landlord expects an empty, broom-clean space, and every day past it can mean holdover rent at premium rates or a forfeited deposit. The work has to be done before the deadline, not around it.

We plan backward from your move-out date. Crews are sized to clear the square footage in the window you have, docks and freight elevators are reserved in advance, and disposal channels are lined up so nothing stalls waiting on a recycler or a donation pickup. If the building requires after-hours or weekend work to avoid disrupting other tenants, we schedule it, our crews run on a 24/7 basis when a deadline demands it.

Responsible Disposal

Nothing Just Goes to the Dumpster

An office full of furniture and equipment does not have to become a landfill problem. Responsible decommissioning means every asset gets the most valuable, lowest-impact exit possible, and you get the documentation to prove it for your ESG and sustainability reporting.

  • Resale & liquidation, desks, chairs, casegoods, and equipment with market value are sold or liquidated to offset your project cost.
  • Donation, usable furniture that will not be resold is routed to nonprofits and schools, keeping it in service and out of the waste stream.
  • Recycling, metal, e-waste, and materials that cannot be reused are sent to responsible recyclers rather than the dumpster.
  • Certified data destruction, drives and media are wiped or physically destroyed under a documented chain of custody, with certificates issued for your records.

The result is a clean exit with a clear conscience, and a paper trail that holds up under audit.
