LOCAL PROJECT PLANNING

High-Rise Installation Work Planned Before the Truck Arrives

Chicago FF&E installations depend on careful coordination with property management. Loading docks, freight elevators, certificates of insurance, union or building requirements, curb access, and occupied floors can all shape the daily sequence.

Flood Brothers coordinates vendor receiving, condition reporting, storage, protected delivery routes, floor-by-floor staging, assembly, placement, debris removal, and punch-list closeout. We serve Chicago as a project market and do not present the city as a staffed Flood Brothers branch.

LOCAL LOGISTICS

Built for Chicago High-Rises, Building Rules, and Winter Schedules

Downtown Chicago is one of the most rule-bound install environments in the country. Loop, River North, and Streeterville towers require reserved freight elevators, approved certificates of insurance, and delivery windows that are often limited to evenings or weekends. Fulton Market and the West Loop add tight streets and shared docks. Winter puts a premium on indoor staging, since materials should not sit exposed in January. Out in Schaumburg, Naperville, and Oak Brook, the work shifts to volume and after-hours access. We plan each Chicago project around the building’s rules first, then the weather, then the calendar.
