Most FF&E work lets you pick a quiet week. Las Vegas often does not. The property is occupied, the convention calendar is set months out, and the access you actually get might be a few hours between a checkout and a check-in, through a shared service corridor, on a floor where guests are asleep.

That constraint drives everything. Not how fast a crew can carry a headboard, but how quietly and how precisely they can work inside a live operation. Floor and wall protection down before anything rolls, staging that does not block a service route, and crews who treat back-of-house as somebody else’s working space.

The other half is receiving. Freight damage is common and it is far cheaper to find it in a warehouse than in a guest room on install day. We inspect against the packing list, photograph what is wrong, and tell you before it becomes a punch-list argument.

Our team receives and inspects FF&E before it reaches the guest floor, then stages it by tower, floor, and room. Damages and shortages are surfaced early, crews work from the approved room plan, and completed spaces are turned over in clean, reviewable blocks.

  • Receiving & Inspection

    Resort projects generate freight volumes that break a normal receiving process. We take deliveries from every vendor on the job, check each carton against the packing list and bill of lading, and photograph damage the day it lands. On a thousand-key tower that is the difference between reordering in time and discovering a short shipment during install week.

  • Warehousing & Consolidation

    Your FF&E goes into secure Las Vegas warehousing, inventoried by project and by tower phase. We consolidate dozens of vendor shipments into sequenced loads, which matters more here than almost anywhere: property loading docks are shared with food and beverage, housekeeping and convention freight, and there is rarely room to stage anything on site.

  • Staging & Sequencing

    We stage product by floor, tower and room type, and build it into the install order before anything ships. On a phased resort renovation the goal is to keep the number of rooms out of service as low as possible on any given night, so the release schedule is designed around the room count, not around our convenience.

  • In-House Install Crews

    Our own employees assemble, place and level every piece: casegoods, headboards, seating, mirrors and loose furnishings. On a Strip property the finish standard is set by the brand and inspected against it, so this is not work we hand to whoever is available that week.

  • Finish & Fixture Protection

    New and renovated resort space means fresh millwork, stone and carpet that a single scratch will ruin. We lay floor coverings, set corner and jamb guards, and hand-carry through protected paths. We also plan routes that keep crews and freight out of guest and gaming areas entirely, because on an operating property that is a condition of working there.

  • Delivery, Punch-Out & Debris Removal

    We run the final-mile delivery, work the punch list, confirm every room matches spec, then break down and haul the packaging away. Timing is built around the convention calendar: when a major show is in town, occupancy spikes and install windows narrow, so we plan the heavy phases into the gaps rather than fighting for elevator time during a citywide.
