Memphis decommissioning rarely looks like a floor in a tower. More often it is an office suite bolted onto a distribution facility, and the lease covers both, so the handback includes racking, mezzanines, dock equipment and a warehouse floor as well as desks and chairs.

That changes the project shape considerably. Racking removal is heavier and slower than furniture removal and sometimes needs the same permitting attention that installing it did. Dock levelers and material handling equipment may belong to you or to the landlord, and the lease is not always clear which. Floors that carried pallet traffic for a decade usually need more than a broom to meet a restoration standard.

The other Memphis specific is the state line. A company consolidating from Southaven into Memphis, or the reverse, is closing out property in two states at once. We run those as a single project rather than two vendors and two schedules, which is usually what keeps both handback dates from slipping.
