LOCAL PROJECT PLANNING
Here the Office and the Warehouse Come Back Together
Memphis decommissioning rarely looks like a floor in a tower. More often it is an office suite bolted onto a distribution facility, and the lease covers both, so the handback includes racking, mezzanines, dock equipment and a warehouse floor as well as desks and chairs.
That changes the project shape considerably. Racking removal is heavier and slower than furniture removal and sometimes needs the same permitting attention that installing it did. Dock levelers and material handling equipment may belong to you or to the landlord, and the lease is not always clear which. Floors that carried pallet traffic for a decade usually need more than a broom to meet a restoration standard.
The other Memphis specific is the state line. A company consolidating from Southaven into Memphis, or the reverse, is closing out property in two states at once. We run those as a single project rather than two vendors and two schedules, which is usually what keeps both handback dates from slipping.

HOW WE WORK
One Crew From Full Floors to Broom-Clean
Memphis lease-ends usually mix office furniture with warehouse assets, and the two have very different resale stories. Desks and seating go to liquidation channels in the normal way. Racking, mezzanine steel and material handling equipment often carry more value than the furniture does, either resold intact to another operator or, failing that, weighed in as scrap rather than paid for as disposal.
Usable goods are offered to nonprofits across the Memphis and DeSoto County area with donation documentation for your records, and the remainder is disposed with recycling separated. We would rather find the resale buyer than bill you for a dumpster, and on warehouse-heavy projects that difference is not small.

Questions & Answers
Memphis Office Decommissioning FAQs
General
-
Yes, and in Memphis that is the usual request. Racking teardown, mezzanines, dock equipment and material handling come out alongside the office furniture, on one schedule with one project manager. Doing it as two separate vendors is how these projects end up missing a handback date, because each one waits on the other.
-
Check the lease before you promise anyone anything, because it varies and the answer changes the scope significantly. Racking is sometimes a tenant improvement you are required to remove and sometimes a fixture you are required to leave. We will read it with you and flag which items are genuinely ambiguous so you can get a landlord decision in writing rather than an argument at handback.
-
Sorted three ways. Resale value goes to liquidation and can offset the project cost, usable goods are offered to nonprofits with donation documentation, and the remainder goes to disposal with recycling separated. Warehouse steel in particular often has real scrap value, which is worth capturing rather than paying someone to haul away.
-
No, and it is common here. Memphis and DeSoto County are a short drive apart and two different states, so we handle it as one project with one plan and one point of contact. You should not be coordinating two vendors against two handback dates that depend on each other.
